Referencing your tenants and their guarantors reduces the risk of rental arrears, and will protect you from problem tenants. Not only will a tenant reference check give you an informative decision on prospective tenants, it will also save a long of hassle and legal costs in the long run.
Should my tenant have a guarantor?
Whilst it’s not a requirement for your student tenants to have a guarantor, it’s highly recommended as they don’t have a regular and steady source of income.
They’ll act as a type of insurance against unpaid rent or damage to the property, and they will be asked to cover the cost if your tenant falls into arrears or causes damage and refuses to pay.
